If you have the desire to enter the real estate industry as a salesperson, you are advised to first fulfill the pre-requisites before sitting for the RES exam:

1.   You must be a Singapore Citizen, or a Singapore Permanent Resident (SPR) of 10 years or more.

(a)   If you received your SPR status for less than 10 years, you need to provide proof that you have stayed in Singapore for at least 10 years, or submit a Certificate of No Criminal Conviction.

(b)   If you are a foreigner, the estate agency you are planning to join need to approach CEA for an initial assessment of your eligibility and submit the required supporting documents for you. (Example: the type of Employment Pass held by you.)

2.   You must be 21 years of age or older.

3.   You must have a minimal of four GCE ‘O’ Level passes, or a Level five and above Workplace Literacy and Numeracy (WPLN) assessment in five areas (Speaking, Listening, Reading, Writing and Numeracy), or an equivalent.

(a)   Combined GCE “O” level results taken at 2 sittings or less are acceptable to CEA.

(b)  If you wish to submit your private diplomas or overseas qualifications in place of the 4 GCE ‘O’ Level passes, you may do so through the Approved Course Providers (ACP) via the CEA Educational Qualification Assessment Request Form. This is done prior to enrollment for the RES course and CEA will update you on the results of the qualification assessment.


RES Exam equivalent qualifications

Certain qualifications from local institutions of higher education are recognized as an equivalent to the RES examination, and so holders of these qualifications can immediately register with an Estate Agency to Be A Property Agent.
